The Trails, formally known as Westlake Trails, is one of Westlake Village's most distinctive custom-home neighborhoods. Located south of the 101 Freeway near Westlake Lake and nestled against the foothills of the Santa Monica Mountains, it was originally designed around an equestrian lifestyle and remains known for its wide streets, mature oak trees, split-rail fencing, and large custom lots. History & Development
Westlake Village itself was part of the master-planned community created in the 1960s by A. C. Martin & Associates after the former Albertson Ranch was purchased for development. The community was envisioned as a "city in the country" with neighborhoods connected by greenbelts and open space.
The Trails was developed as one of Westlake Village's premier custom-home neighborhoods, with construction beginning in the late 1960s and continuing through the 1970s and into the 1980s. Most homes were built between approximately 1967 and 1991, with many custom estates added over time.
A defining feature of the neighborhood was its network of horse trails. Many original residents kept horses on their properties, and while few equestrian properties remain today, portions of the trail system are still preserved and maintained by the association.
Neighborhood Characteristics
Approximately 100–180 custom homes depending on how boundaries are defined.
Large lots, many ranging from ½ acre to over 1 acre.

Many homes offer mountain, canyon, or partial lake views.
Walking distance to Westlake Lake, restaurants, and shopping.
Known for privacy and a semi-rural feel despite being centrally located.

The HOA's primary responsibilities include:
Maintenance of horse trails and common areas
Preservation of the community's oak trees and landscaping

Why Buyers Love The Trails
Many buyers are drawn to The Trails because it offers something increasingly rare in Southern California:
Custom homes rather than cookie-cutter tract homes
Larger lots with room for pools, guest houses, and outdoor living
Mature landscaping that cannot be replicated in newer developments
A strong sense of community
Proximity to the lake, shopping, dining, and award-winning schools
A unique blend of luxury and rural charm that reflects the original vision of Westlake Village.
The Trails is often positioned as one of Westlake Village's most established custom-home communities, combining equestrian heritage, estate-sized lots, and a highly desirable location near the lake.
